Legitimate, verifiable ESA letters

How to Tell a Legitimate ESA Letter — and How Landlords Can Verify Ours

A legitimate ESA letter comes from an individual evaluation by a mental health professional licensed in your state — not from a registry, a certificate or an instant approval. Each PawTenant letter comes with a verification ID your housing provider can check at pawtenant.com/verify, without seeing your health information.

  • Licensed professional in your state
  • License number and NPI on the letter
  • Verification ID for your landlord
  • Full refund if you don't qualify

No letter guarantees a landlord's decision. Verification confirms the letter is genuine and the professional is licensed; it is not an approval.

How to check the professional behind any ESA letter

You don't have to take anyone's word for it — including ours. The numbered marks show where the details you need appear on a PawTenant letter.

Sample only — names, dates and licence details are illustrative.
  1. Provider name and credentialWho evaluated you, and their license type.
  2. Issue dateWhen the professional signed the letter.
  3. SignatureSigned by the reviewing professional.
  4. License numberLook it up on your state licensing board's website. Issued letters also show the provider's NPI.
This is PawTenant's demonstration sample, not a customer's letter. Its names, dates, licence number and verification record are illustrative (marked SAMPLE-NOT-ISSUABLE).

1. Look up the NPI

Search the provider's National Provider Identifier in the federal NPPES NPI Registry (opens in a new tab). It shows the professional's name and type of practice.

An NPI identifies a provider, but on its own it does not show an active state license — that is step 2.

2. Confirm the state license

Search the license number (mark 4) on the official licensing board lookup for the state where you live, and check that the license is active. Each state runs its own lookup.

Choose a state to see its official license lookup. Counselor titles vary by state (LPC, LMHC, LPCC, LCPC and others).

Psychiatric nurse practitioners are licensed by the state board of nursing; licenses from participating boards can be checked on Nursys QuickConfirm (opens in a new tab).

3. Check the letter's verification record

For a PawTenant letter, the verification ID is in your PawTenant account. Your housing provider enters it at pawtenant.com/verify to confirm the letter is genuine and the license is active — without seeing any health information.

4. Compare the dates and names

The provider's name (mark 1) and the issue date (mark 2) should match what the verification page shows. If anything differs, ask the provider before you submit the letter.

Landlord verification

How a housing provider verifies a PawTenant ESA letter

Verification is built for landlords and property managers who want to confirm a letter without asking for your medical details.

  1. You share your verification ID

It is shown in your PawTenant account in the format ESA-XX-XXXXXXX.

  2. They enter it at pawtenant.com/verify

The verification page is free and needs no account.

  3. They see whether the letter is genuine

The result confirms the letter was issued through PawTenant by the licensed professional shown, and whether it is currently valid.

What the verification shows

  • Status: valid, revoked, expired or superseded
  • Letter type, state and issue date
  • A partially hidden version of your name
  • The professional's name, NPI and state license

What it never shows

  • Your diagnosis
  • Your assessment answers
  • Clinical notes or records
Verification confirms authenticity and licensing only. It is not an approval of your housing request and does not decide your landlord's answer. Full verification guide

Our process

What a real ESA evaluation looks like at PawTenant

These steps are what make a letter legitimate — and they happen in this order.

  1. Step 1: Confirm your state

Your assessment is matched to a professional licensed where you live.
  2. Step 2: Complete the assessment

Confidential questions about your mental health and your animal.
  3. Step 3: Pay at checkout

From $129 for up to 2 pets. Refunded in full if you don't qualify.
  4. Step 4: Individual clinical review

A licensed professional reviews your answers and may follow up. Approval is never automatic.
  5. Step 5: Signed letter, if appropriate

Typically within 24 hours after provider review, with your verification ID in your account.

Why “instant” is a red flag

A letter issued without a professional actually reviewing your answers is the kind landlords question. Fast is fine; instant or guaranteed is not.

Licensed professionals

The licensed professionals behind PawTenant letters

Real, licensed mental health professionals review every assessment. Each license and NPI is a public record you can look up.

Provider availability varies by state. Your assessment is matched to a professional licensed in your state, who may or may not be one of the professionals shown here. Each license and NPI can be checked on the public NPPES registry and your state licensing board.

Frequently asked questions

How can I tell if an ESA letter is real?
Check that it comes from a mental health professional licensed in your state, names that professional with their credential, license number and NPI, is signed and dated, and follows an individual evaluation. You can look up the NPI on the public NPPES registry and the license on your state licensing board's website. Letters sold with instant approval, a registry number or a certificate are warning signs.
Can my landlord verify my PawTenant ESA letter?
Yes. Your verification ID is in your PawTenant account. Share it with your housing provider, who can enter it at pawtenant.com/verify to confirm the letter was issued through PawTenant by the licensed professional shown.
What does my landlord see when they verify it?
The letter's status (for example, valid), its type, the state, the issue date, a partially hidden version of your name, and the issuing professional's name, NPI and license. Your diagnosis, assessment answers and clinical notes are never shown.
Are ESA registrations and certificates legitimate?
There is no official government registry for emotional support animals, and a registration number or certificate does not replace documentation from a licensed professional. Paying for a registry listing does not make a letter valid.
Is an “ESA prescription letter” different from an ESA letter?
No. “ESA prescription letter” is a common search phrase, not a separate document. An emotional support animal is not a medication, and PawTenant does not prescribe anything; a licensed professional may issue ESA documentation when it is clinically appropriate.
Can I get a legitimate ESA letter the same day?
A legitimate letter depends on a professional reviewing your assessment, so approval should never be instant or guaranteed. At PawTenant, documentation is typically within 24 hours after provider review if you qualify. California and a few other states require a client-provider relationship period first.
Are ESA letters still valid after HUD's 2026 change?
Yes, a properly issued ESA letter is still valid documentation for an accommodation request. In May 2026 HUD changed how its fair housing office enforces requests for untrained emotional support animals, so landlords' individual decisions and state law matter more. A letter supports a request; it does not guarantee approval.
My landlord says my ESA letter is fake. What should I do?
Share the verification ID so they can check it directly, and offer the professional's license details. If they still refuse, ask for their decision and reasons in writing and review your options; our guide for when a landlord says a letter is fake walks through the steps.
